At minimum you need a Gas Safety Certificate renewed every 12 months if the property has any gas appliance, an EICR renewed at least every five years, and a valid EPC rated E or above. Working smoke alarms on every storey and a carbon monoxide alarm in any room with a fixed combustion appliance are also required.
